Strathmore

The developer is requesting to rezone 55 acres land to build 168 houses (with 108 townhomes and 60 single family homes). The proposed development is on Vint Hill Road in between the Broadland Estates Subdivision and Braemar Residential Planned Community.

This rezoning request is incredibly aggressive and approving this application would detrimental to existing county residents. There are numerous problems with the proposed development including the impacts on nearby residents, the school system and local infrastructure

Incompatible with Surrounding Neighborhoods

This proposal does not have a suitable density that is harmonious with the surrounding neighborhoods. The Broadland estates subdivision has density of around 1 house/ 2.2 acres. However the Strathmore proposal is requesting to build a neighborhood with more than 6 times the density. This project is not remotely compatible with the existing community and it does not promote smart growth or high-quality development.

Overcrowded Classrooms

Our elementary schools are overcrowded. This is negatively impacting academic outcomes and overburdening the hard-working educators that teach our children. Nokesville Elementary School is already significantly over capacity and the Brentsville High School does not have much room for additional students. This development will create approximately 114 additional students and worsen overcrowding in our schools. There are no plans to build additional elementary schools or high schools (in the south western portion of PWC). Even if the new students are allocated to nearby schools there are multiple developments in the pipeline that will cumulatively create overcrowding issues for all the nearby elementary schools. We cannot continue on the current path of excessive density development and maintain well functioning schools.

Inadequate Infrastructure

There is minimal public transit nearby to accommodate the density proposed by this rezoning request. This project will worsen traffic and accelerate the need for costly upgrade to public infrastructure.
